The market continues to get hotter in Indian Hills, with sales prices trending upwards, hitting a median sales price of $230,000 on 02/11/13. More demand, and fewer homes listed, has contributed to a fairly long run of increasing prices. The Market Action Index, which tracks a buyer’s vs. a seller’s market, is showing a strong seller’s market. Homes listed for sale are taking slightly longer to sell, but prices do not need to be reduced, and most Indian Hills homes are selling within 1% of the listing price.
In the last 30 days, 15 homes have sold in Indian Hills, closing at an average price of $213,000. The average home stayed on the market 73 days before it closed escrow.
