Military Family Achieves the Impossible, and Buys a Home in Indian Hills!

Every once in a while, we get the chance to tell a fairy tale story- WITH a happy ending! That is the case for our clients, at 5904 El Palomino Dr. Riverside, CA 92509. Like a lot of people hoping to buy a home, they looked at several houses, and had some steep competition. He is a retired marine, and was looking to purchase his home with a Veterans Affairs loan. It is a specific loan that is available to our active duty, and retired military, and a loan type that most agents don't like, or don't understand. Unfortunately what that means, is a lot of military buyers often have a harder time buying a home. It is rare to find a real estate agent that understands the VA loan, and is willing to fight for the buyers trying to use it for their home purchase.
This military family tried several Realtors, and wrote multiple offers, before they found us. We have a lot of experience with the VA loan, and are even preferred partners with Veterans United, a company that focuses exclusively on helping military families buy a home. In short, we were willing to fight, for them.
We looked at a few homes, but nothing quite fit the bill. The home that really loved, was the one they were currently renting. They had tried twice before to purchase the house from the owner, but with no luck. When they told us they really wanted to stay where they were, but didn't think the owner was interested, we went to work. We contacted the owner of the home, to let him know the tenants loved it, and would like to buy it. We helped them write something called an "unsolicited offer" which is an offer written on a property that isn't currently listed for sale. We negotiated a fair price, and even got the seller to contribute $10,000 toward the buyers closing costs! Our clients were SO excited! They got to buy the house they loved, didn't have to move, and were able to use their VA loan- something other agents indicated couldn't be done. They closed escrow this month, and are excited to start working on their home, now as proud homeowners, as opposed to tenants.
We couldn't be happier to have helped them achieve their goal! This was a transaction a lot of agents would shy away from. The tactics and strategy we used comes from years of experience in the industry, and in the neighborhood. We were honored to put our skills to work for this military family.
